Fairfax Corner Keeps Trying Out New Shops. This Fall, Some Are Leaving for Bigger Stores.

Three Fairfax Corner storefronts have changed hands or are about to. In each case, the tenant leaving is moving to a bigger or permanent store somewhere else. King Arthur Baking Company's pop-up gave way to Joybird. IKEA's small showroom closes at the end of November because the full-size store in Chantilly is open. A boutique that ran as a pop-up for nearly three years now has a permanent storefront down the block.

That turnover explains how the center works. Retailers use Fairfax Corner to test a format, learn from it and then move on. The restaurants run on a different schedule. A shop can arrive, run its test and leave in less time than it takes a new dining room to go from announcement to opening night.

One Storefront, Three Tenants Since 2024

The clearest example is 11948 Grand Commons Avenue. The space was once a Soft Surroundings store. King Arthur Baking Company opened a pop-up there on Sept. 16, 2024, selling specialty flour, mixes, ingredients and tools, and hosting baking classes and events. It was the company's second pop-up ever. The first ran in Greenville, South Carolina, for just November and December of 2023.

The Fairfax pop-up was supposed to close in July 2025. King Arthur extended it to January 2026, then again to June, and finally closed it on June 25. The company described the store as a test run. Carey Underwood, King Arthur's director of marketing communications, told FFXnow that the pop-up "gave us a chance to test elements like product mix, in-store programming, and the overall customer experience." She said those lessons would carry over to the company's permanent store at 617 King Street in Old Town Alexandria. King Arthur's Alexandria location page still says "Opening Fall 2026" without naming a day. In a Sept. 30 interview with Alexandria Living Magazine, the company said it hoped to open in time for holiday baking season.

Joybird moved into the space on Oct. 9. It is the Los Angeles furniture maker's first store in Virginia and its 19th nationwide. Like the pop-up before it, the store is built around trying things out. It has an interactive swatch wall with 80 fabrics and leathers, display models of the brand's new power-reclining sofas and chairs, and free in-person design help. FFXnow reported that Joybird plans a grand opening party later this year to benefit a local charity.

IKEA Used Fairfax Corner the Same Way

Across the center, IKEA's "plan and order point" at 4206 Fairfax Corner Avenue West will close on Nov. 30. That is almost three years after it opened in January 2024. The 4,500-square-foot showroom had design consultants and furniture on display, but shoppers couldn't take anything home the same day.

What the small store was standing in for now exists. IKEA opened its 107,000-square-foot Chantilly store at 4320 Chantilly Shopping Center Drive on June 18, 2026, according to the company's own announcement. FFXnow reported that the Chantilly store is about 6 miles from the Fairfax Corner showroom. IKEA said all three plan-and-order points it is closing in the region, at Fairfax Corner, Georgetown and Annapolis, are near other IKEA stores. Customers can keep working on planning projects in person at other area stores or online with a remote planner. Workers at the closing locations have been offered transfers to the Baltimore, College Park and Woodbridge stores.

Some Tenants Move Up Without Leaving the Center

Some tenants have moved to a bigger or permanent space inside Fairfax Corner. Becky's Boutique ran a pop-up next to Ben & Jerry's starting in April 2023. Developer Peterson Companies then announced a permanent storefront for it at 11877-B Grand Commons Avenue, next to F45 Training. The center now lists Becky's as open.

Arhaus followed the same path on a larger scale. In November 2024 it moved its showroom into a new 36,000-square-foot building at 4221 Fairfax Corner East Avenue, part of a $110 million expansion of the center. The move freed up more than 14,000 square feet in its old building at 4211 Fairfax Corner East Avenue. The new building also houses Apple, J. McLaughlin and Sweetgreen. It became fully leased when Brighton signed for a 1,552-square-foot shop. Brighton is now open next to Apple and J. McLaughlin.

Here is the tenant map as it stands:

The Restaurants Take Far Longer

King Arthur's whole run at Fairfax Corner lasted from Sept. 16, 2024, to June 25, 2026. Ruthie's All Day needed almost the same stretch just to open. FFXnow first reported the restaurant's plans in October 2024. In January 2026, it was aiming for March. Dinner service finally started at 5 p.m. on April 15, 2026, at 11951 Grand Commons Avenue. The restaurant is owned by James Beard-nominated Chef Matt Hill and partner Todd Salvadore. The Fairfax Corner location has a wood-burning hearth, a smoker, a coffee bar, a take-out counter, a full bar and an outdoor patio.

Every restaurant still on the way is on a similar timeline:

  • Cafesano signed for 5,202 square feet with outdoor seating. In February, it was expected "later this year." It will be the bistro's third location, after South Lakes Village Center in Reston and Dulles Town Center. The center's page still lists it as opening soon.
  • Chateau de Chantilly has been at 13974 Metrotech Drive since 2020. Its Fairfax Corner location, projected for early 2027, will be its first expansion in Fairfax County. The same team opened a sister cafe in Rockville and Layered in Fairfax City last year.
  • Nando's PERi-PERi has posted a hiring sign at 11941 Grand Commons Avenue, next to Chipotle. It will be the chain's 12th Virginia location. Fairfax Corner lists it for 2027.
  • South Block, the smoothie, acai bowl and cold-pressed juice shop, is expected in early 2027 next to Drybar.

Sephora is also listed for 2027. Most of the center's new places to eat and drink are scheduled for 2027.
